A professional clean looks brilliant — but how long does it stay that way? Here's what to realistically expect.
How long pressure washing results last depends on several factors: the surface type, the position of the surface relative to sun and shade, local climate conditions, and whether any post-clean treatment was applied. On a sunny, well-drained driveway, a professional clean can look excellent for two to three years. On a shaded, north-facing patio in a damp location, regrowth may begin within 12 months.
Post-clean treatments significantly extend the period before the next clean is needed. A biocidal post-treatment applied after cleaning kills any remaining spores and makes it harder for new growth to establish. Sealing goes further — a quality sealant on a block paving driveway or natural stone patio can extend the clean period by 50 to 100 per cent compared to an unsealed surface.
The single biggest factor is shade. Surfaces that receive good direct sunlight dry quickly after rain and are inhospitable to moss and algae. Surfaces that are permanently shaded by buildings, trees, or north-facing aspects stay damp for longer and provide ideal growing conditions for biological growth. If your surfaces are in a persistently shaded position, factor in a more frequent cleaning schedule rather than expecting results to last as long as on a sunny property.
