Algae and moss thrive in damp, shaded conditions and once established, they spread rapidly across hard surfaces. The green, slippery layer you see is actually the outer growth — beneath it, root-like structures penetrate into the surface material. Simply scrubbing the visible growth off doesn't address the underlying roots, which is why growth returns so quickly after a brush-down.
Professional removal involves a two-stage approach. First, a biocidal treatment is applied to the surface. This kills the algae and moss, including the root systems, and breaks down the cellular structure of the growth, making it much easier to remove. After the appropriate dwell time — typically 20 to 30 minutes — the surface is pressure washed to remove all traces of the dead material.
To slow the return of algae and moss, consider these preventive measures: apply a post-clean biocidal treatment or surface sealer, which reduces the rate of regrowth significantly. Remove overhanging branches that create shade and drip water onto surfaces. Ensure good drainage so water doesn't sit on paving after rain. These steps won't eliminate the problem entirely but can extend the time between necessary cleans considerably.
